Gide advises Crédit Agricole CIB and CADIF on the financing of the acquisition and redevelopment of AP-HP’s former headquarters

Gide advised Crédit Agricole Corporate and Investment Bank (Crédit Agricole CIB) and Caisse Régionale du Crédit Agricole Mutuel de Paris et d’Île-de-France (CADIF) in connection with the financing of the acquisition and redevelopment of the former headquarters of Assistance Publique – Hôpitaux de Paris (AP-HP), located opposite the Hôtel de Ville in Paris.

This large-scale real estate project, representing a total investment of approximately €450 million, aims to transform a landmark property in the heart of the capital into a mixed-use development including offices, residential units and services. The transaction constitutes one of the major urban redevelopment projects currently underway in central Paris.

The project is being carried out by a dedicated project company bringing together BNP Paribas Immobilier, Apsys and RATP Solutions Ville, with shareholdings of 40% for each of the first two and 20% for the latter. It is structured under an 80-year building lease (bail à construction), enabling AP-HP to entrust the management and development of the site to the private consortium while ultimately retaining ownership of the property.
